Condo & grounds clean and neat. 1C's kitchen well equipped except no ice maker or trays. Small rooms. Bar stools and DR table couldn't be used together. Only 3-4 could sit at table unless love seat and coffee table moved. VERY crowded. Bunk bed BR was tiny. My 22 year old had to use it and hated it. Could not sit up on side of bed because of low clearance from top bed. No flat surface and only a small boat chest. 2nd BR had queen bed. I'm 5'7" and I couldn't get in it. I had to buy a step and then still couldn't reach. The mattress is at least 15" thick and has about 3" very soft pillowtop. VERY uncomfortable if you can even get in it. Very hard to maneuver once in. Worst sleep I ever had! I wouldn't recommend for anyone that's short or has mobility issues. Master BR bigger but same squishy high mattress. Ad says luxury condo, sleeps 8 comfortably. My 5 were not comfortable. Ad says breathtaking fabulous oceanfront view; beachfront. I could only see a little sliver of gulf from porch. Ad says elderly friendly. I guess because there is an elevator. There's a step to get in condo, toilets are low, no grab bars in BR, high soft bed so not very friendly. TV in LR had guide, other TVs did not and channels are different. People at Pristine Properties were great to work with. Unit would be fine with young people and children. Was inexpensive so ok for what you get. We needed elevator, pool and pet friendly so limited our affordable choices.

Unit is in need or a refresh! Living/dining space is cramped, cluttered with unnecessary furnishings and decor on tables/shelves(especially with children). Carpet in the living/dining space in a beach condo is unappealing. Proximity to beach and pool was great. Porch was nice as was the view. We enjoyed ourselves despite the negatives mentioned above.

We are looking forward to coming back next year but if your open to suggestions. The bed mattresses are very very soft. And the cushions on the chairs are shot making it hard for elderly people get up.

This was perfect for our family of five. Plenty of open space for us to enjoy. The neighbors were all quiet and polite, which is always a plus! We'll definitely remember this place for our next trip to Cape San Blas.

This property is well kept. The kitchen is nicely stocked. It’s quit far from the beach and the boardwalk gets hot so wear shoes! The pool is way to heated. You can not go for a walk on the beach and jump in the pool to cool off , as the pool feels like a warm bathtub. The convenience of the porch to the pool would have been amazing if the pool had not been so heated. I never once saw anyone there to clean the pool and it was plenty dirty. The bed was worse than any bed I have ever slept in. Once made you can even see how lumpy the mattress is. There is a lot of furniture and not very comfortable couches. There is a blue piece of wood/ furniture that just seems to be in the way. The internet is not great. I was planning to get some work done but kept getting kicked off every 5 minutes.

Our absolute favorite place to stay on the Cape! My 16 year old daughter loves it and that says a lot. Everything we need is found at Dunes Club 1C. I didn't want to write a public review because I don't want others to know how great it is! We had the pool to ourselves many afternoons. The location to great restaurants and shopping is excellent! The kitchen is fully stocked with everything you need and the new electric grill was perfect. We grilled 5 of our 7 nights with zero issues. We will definitely return for our 3rd year!

Birds nest above front bedroom that chirped all night , front bedroom queen mattress was bad when I husband got in the bed u sank . Pool was not heated when during our stay , there were bugs on the balcony and we could not sit outside due to getting bit even in day. Did not find that problem by the pool . Think it needs to be cleaned and sprayed

Pristine Properties is wonderful to work with as this is our 3rd rental with them. The condo itself was well appointed and we loved the location. Kitchen is very well stocked for a rental - probably the best we have ever rented. Unfortunately the pool was not working properly (not heated) and the condo needs a good deep clean including the back porch, ceiling fans, etc. Would love to rent again, but needs some attention.

Everything from the luggage carts to porch fans need to be cleaned better. This is very important now considering the impact the virus has on cleanliness

Please be advised that we manage the individual unit and do not manage the building as a whole the outdoor amenities (i.e. the elevator, luggage carts, pool area, etc).

We had a wonderful stay! The 3-br condo was perfect for the 5 of us. The condo was clean and well-taken care of. Great assortment of things in the kitchen. We loved the location! The pool is right in front of this condo. Great for watching the kids (ages 9 and 12 - can swim). Lovely view past the pool to the beach. The beach is a bit of a walk, down a boardwalk and then onto the beach, but.... this is often the case here at Port St. Joe. The walk is easy and the condo kindly provided a beach wagon and 2 beach chairs. We had a lovely stay and will definitely book this property again. Thank you!!!

Our stay was so very enjoyable. Pristine Properties is so easy to work with and helpful and quick to address any issues. My husband and I agree that this has been the nicest rental company we have ever used. The condo was thoroughly equipped and had everything we could possibly need. The gas grill along with the beach cart, chairs, and boogie boards were an amazing added touch! Overall, great experience!

Well appointed. Has everything you would want in a rental. Great to be able to bring our dog! He had a blast.
